Is It Smarter to Build New or Renovate Extensively? The Pros and Cons You Need to Know

Kaih Orenshaw

When it's time to make a change, the choice between building from scratch or renovating extensively can be challenging. However, building new often offers several advantages:

Customisation

  1. New builds allow for complete customisation to fit your needs and preferences. Unlike renovations, where you're limited by the existing structure, new construction offers a blank canvas. You can design every aspect of your home, from the layout to the finishes, ensuring it perfectly suits your lifestyle. This is a huge advantage, as the layout of older homes often no longer fit in with our more relaxed lifestyles.

  2. Energy Efficiency

  3. Modern building standards and materials ensure better energy efficiency. New homes are built with the latest energy-saving technologies, including better insulation, energy-efficient windows, and modern cooling/heating systems. This not only reduces your environmental impact but also leads to significant cost savings on energy bills. It can be very difficult (and expensive) to add these features to an existing build. For example, wall insulation is almost never retro-fitted for that reason.

  4. Cost Predictability

  5. New constructions are less prone to unexpected costs compared to renovations, where hidden issues can arise. Renovations often uncover unforeseen problems like outdated wiring or structural damage, leading to additional expenses. In contrast, building new provides more predictable costs and fewer surprises (note, we don't say "no surprises"!). Unfortunately, with a renovation, some of these issues may not become obvious until you're too far down the track to turn back.

  6. Modern Design

  7. Building new allows for contemporary design and technology integration from the start. You can incorporate the latest trends in home design, smart home technologies, and sustainable materials. This ensures your home is not only stylish but also functional and much more future-proof. Modern design also allows you to make the most of the quintessential Sunshine Coast lifestyle - relaxed, laid-back and taking advantage of our beautiful natural surrounds and views.

  8. Warranty and Longevity

  9. New homes come with warranties and are built to last longer with minimal maintenance initially. Orenshaw Desginer Homes offers a six-year warranty that cover structural issues and major systems, providing peace of mind. Additionally, we ensure your new home is constructed with durable materials and techniques designed to withstand the test of time. We do not use some of the newer "trendy" building methods used by bulk-volume builders - although they might be cheaper, we know they often end up causing issues shortly down the track.

While renovations can revive an old structure, new builds provide a blank slate, often leading to a more cost-effective and satisfying result. The ability to customise, integrate modern technologies, and ensure energy efficiency makes new construction a better decision in our view. Talk to us if you want an opinion about renovation or new build for your situation - although Orenshaw Designer Homes does not provide renovation services, we are a builder with 20+ years experience and can help point you in the right direction.
