How Long Does a Custom Home Build Actually Take on the Sunshine Coast

Architectural blueprints and floor plans with rolled designs, wood and fabric samples, and beige tiles spread on a white surface.

This is one of the first questions almost every client asks me. And it makes sense, you want to know what you are signing up for. The honest answer is, it depends. But I can give you a real picture instead of a vague one.

I mean, for a standard custom build in our range, you are generally looking at somewhere between 12 and 18 months from the day we break ground to the day we hand over keys. That is not the whole process though. Before that, there is design, council approval, engineering, and getting the contract right. Add that in and the full journey from first meeting to move in can sit closer to 18 to 24 months.

Why the range is so wide

A few things move the timeline more than people expect.

The block itself. A flat, easy block is straightforward. A sloping block or one with tricky access takes more planning and more time on site. If you are on acreage or near the coast, wind ratings and soil tests can add weeks before we even start.

Council. Look, this is the part we have the least control over. Some councils move fast, some take their time. We factor this in early so there are no surprises later.

Decisions. I mean, the builds that move fastest are the ones where decisions get made early and stick. Every time a selection changes halfway through, it can push the schedule back. This is part of why we spend real time with you at the start, so you are confident in your choices before we lock them in.

Weather. We are on the Sunshine Coast, so wet season is real. A good builder plans for it, but it can still add time here and there.

What we do to keep things on track

We give you a realistic timeline from day one, not an optimistic one just to win the job. We also keep you updated as we go, so you always know where things stand and why, if something shifts.

Look, a build is a big commitment of time as well as money. Our job is to make sure that time is used well, and that you are never left wondering what is happening or when.

If you are starting to think about a build for 2027, now is a good time to have that first conversation. We can walk you through what a realistic timeline looks like for your specific site.
