Choosing the Right Block - Here are 5 Must-Knows

Finding the right block for your dream home can be challenging.
The Sunshine Coast is one of the best places in the world to live (we might be a little biased), but good blocks are getting harder and harder to secure.
Let's say you finally found one that seems to fit the bill (location, privacy and/or views), is it going to be the right fit for your dream home?
Before signing on the dotted line, consider these crucial factors:
1. Site Orientation & Natural Light – A north-facing home maximizes natural light and energy efficiency, and generally gives a great "feel" to the house, so I always recommend placing importance on the block's orientation.
2. Slope & Contour – A sloped block may mean extra costs but also stunning architectural opportunities.
Here at the ODH team, we have done many builds on steep blocks and don't shy away from them - but be warned, as a homeowner, it can be hard watching a big part of your budget go before the foundation is even laid.
On the other hand, the views here on the coast can make it all worth it at the end.

3. Soil Quality & Stability – Poor soil conditions can impact foundation costs and structural integrity.
Sandy soils are much easier to build on, whereas highly reactive clay soils can add costly complexities to the build.
On the Sunshine Coast, there are a mix of sand and clay soils, and also - believe it or not - "sandy clay" soils, which are very common.
Although you will need foundations data for accurate assessment, we can use our experience to give you a general idea as what problems a particular block could run into.
4. Council Regulations & Zoning – Height restrictions, setbacks, and overlays can affect what you can build.
If you're close to a lot of natural bush, consider bushfire attack level (BAL) rating , which can add cost to the build due to the specification of materials needing to be used.
5. Access & Services – Consider connections to water, power, and sewerage. Easements can impact design flexibility.
Also consider that sewered or non-sewered sites have an impact on council approval time frames.
